When selling your property the easiest option is to instruct the services of an estate agent, these come in various categories from the small independent agent up to the multinational companies. The fees will vary from one estate agent to another, it pays to negotiate and shop around. You do not have to stay with one estate agent, you can employ multiple agents, this is common practise in Spain. Make sure you get a contract/agreement from the agent stating your commission payable.
The other option is to put up a “Se Vende” sign and sell the property privately yourself, this can save you on the estate agents commission but is generally hard work.
A good estate agent will advertise your property to new and existing clients through local newspapers, internet and magazine coverage. It is easier and less of a headache to allow them to show prospective client around your property.
A professional estate agent will guide you through the entire process of selling your property, they will even be able to recommend a good lawyer.
Once you have a buyer the buyer will deposit 10% of the purchase price as a gesture of good will, your part of the bargain is to now contact all the estate agents selling your property and advise them to take it off the market, the 10% deposit gives the buyer time to arrange for the full funds to be arranged and transferred.

Your lawyer once instructed will draw up a contract of “private sale” between both parties and arrange dates for the completion of the contract, your lawyer will arrange the date to attend the Notaria for both parties to sign the sales contract, once signed and stamped the moneys will be exchanged and the ownership transferred to the purchaser. You should expect to pay around 1% of the selling price in lawyers fees.
The above is an example of a straightforward transaction but there are many possibilities.
